Real estate appraisal is important to the process because it is a dis-interested third party. In most Real Estate transactions there is a lot of work and time invested in the sale. And there are so many of the participants that want the transaction to close that occasionally there is a where a person is going to ‘over-pay’ for a property, or there is a condition that is being ‘ignored’ due to all participants wanting to close the deal. Without the checks the buyer can be taken advantage of. 

Another common issue is a seller willing to sell a house for much below the market price, just because they don’t have real market data. If you are going to list a property, ensure that you know what it should sell for before you list it. I have seen sellers lose out on $30,000 or more, and a simple Valuation or Summary Report, could have been very good information. 

This results in a third party being un-attached, not wanting to work with either party directly that is in place to protect the uninformed, the bank, the lender and Real Estate Agents, through market based evidence.
